about-partnersThe playgrounds of New Jersey might not seem like the ideal breeding ground for a lifetime of successful real estate investing, but this perception doesn’t bother our founders Brian Scrone and Jim Sheils.

In fact, being underdogs has always been their biggest advantage, as it’s helped them remove ego so they could focus on reality over perception and fact over theory.

15 years of hands-on experience has taught Brian and Jim the fundamentals of real estate investing and to ignore hype.

As Jim recently said, “When the markets were going crazy in 2005 and the so-called smartest investors in the country were diving in deeper, we were quietly selling our portfolio in Bakersfield, California. People were shocked we had the foresight to do this, but it wasn’t surprising for those of us that were paying attention to the fundamentals.”

Bakersfield. It kind of reminds you of Jacksonville, doesn’t it? Neither city brings to mind a flashy image. Both are simple, hardworking, and fundamentally-sound investment cities. As Brian says,“We invest where the numbers work. We invest where real people buy real properties with real money. We buy and sell based on the fundamentals.”

Ignoring hype has allowed Brian and Jim to purchase nearly 800 properties with a value of over $75,000,000. Many have been sold over the years, but hey currently hold hundreds of properties in Jacksonville, “All of our properties are in the same neighbourhoods as our investors. For every great deal we sell to an investor, we buy one for ourselves. That way, there is no confusion where our loyalties are. We believe in the investments we provide, and we back it up with our own money,” says Jim.

When asked what he thought was the secret to their success Brian said, “We’ve always focused on our niche. A lot of investors get distracted by new investment methods and property types, but we’ve always stuck with the same system. We buy single family homes in foreclosure, rehab them, then hold them long-term for cash flow and appreciation.”

Jim echoed the same sentiment, “Have you ever heard of the 10,000 hour rule of expertise? We’ve put in over 20,000 hours of practice in our niche, which is why our expertise is so deep.”

That’s a lot more effort than most people are willing to invest in their work, but Brian insists it was natural to do so, “When our investors start receiving large cash-flow checks every month we get to see their happiness. We know we’re changing lives. It doesn’t feel like work.”

Brian and Jim pride themselves on their investment track record, but they are also strong believers in living a balanced lifestyle. Their business success doesn’t hold a candle to the things that matter most: family, education, and health. Brian and Jim’s philosophy can be summed up in a single sentence:

Business success supports the things that matter most.

And business has supported the things that matter most. Brian and Jim have been able to enjoy much family time, surf around the world, and teach thousands of real estate investors the fundamentals.

Service is another watchword for Brian and Jim. They volunteer with great organizations like Never Quit, Wounded Warrior Project and Jacksonville Real Estate Investors’ Association, and, in 2011 they launched their passion business – Board Meetings International – which is dedicated to bringing entrepreneurial families together and teaching the principles of experiential education.

Jim is married to Jamie and is the father of two sons, Alden and Leland. Jim and Jamie are expecting their third child in September 2014.

Brian is married to Coco and is also the father to two sons, Zion and Izaiah.
